New Luxury Riverfront Community Seeing Robust Health in the Second Home Market

BRECKENRIDGE, CO - Reflecting the robust health of the second home market, the first phase of new luxury homes at The Shores at Breckenridge is now 50% sold out. Located on a pristine, half-mile stretch of Colorado’s Blue River, The Shores is a 10-acre resort community owned by Meriwether Companies in Boulder and San Diego-based Pathfinder Partners LLC.

The first phase of six homes, including a fully furnished model, started delivery in July 2015 and will be complete by October 2015. Three of the homes are sold and a fourth recently went under contract evidencing further sales momentum for The Shores. With interiors designed by River + Lime and architecture by Allen Guerra Architects, the paired homes included in the phase are the first of 40 residences with re-imagined designs in the riverfront community.

Among the homes’ many features are open floor plans, vaulted ceilings, large windows that take advantage of views of the Rocky Mountains, the Blue River and hundreds of acres of protected open space adjacent to the property. Clean, transitional finishes include natural stone accents, oak flooring and knotty alder, shaker-style cabinetry. Each state-of-the-art kitchen is outfitted with slab granite countertops and premium Bosch® appliances including a French door refrigerator, gas cook top, built-in wall oven and microwave and dual-zone wine refrigerator.

Noah Hahn, managing partner of Meriwether, attributes the project’s success to its unique riverfront location, as well as a pent-up demand for new construction in mountain resorts that offer year-round activities. “There has been little new home construction in the mountains over the past seven years. With renewed demand and shifting preferences towards clean, transitional and turn-key second homes, The Shores is ideally positioned to capture the market,” he says. “Colorado mountain towns, renowned for their winters, are surging in popularity with summer vacationers, fly fishermen, hikers, bikers and nature enthusiasts as well – with growing consumer demand for year-round tourism.”

Meriwether and Pathfinder acquired 20 lots – each entitled for two 2,500-square-foot duplexes for a total of 40 residences – and began construction in 2014. The second phase is now underway with deliveries scheduled for summer 2016. Once complete, the entire community will feature 56 paired homes with unprecedented access and proximity to the Blue River.

Homes at The Shores feature three or four bedrooms and 3½ baths – with expansive outdoor areas. Prices for the two remaining homes in the first phase range from $989,000 to $1,625,000.
