Bracha New York Closes $8.45 Million Residential Sale at Time Warner Center

NEW YORK, NY - Sales and marketing team Bracha New York at Keller Williams NYC, has completed an $8.35 million sale of a condominium in the Time Warner Center. Located at 25 Columbus Circle, Unit 74E, the apartment includes two bedrooms and two and-a-half bathrooms totaling 1,433 square feet. Ilan Bracha and Lawrence Lee of Bracha New York at Keller Williams NYC sold the property in an off-market transaction to an all-cash buyer.

With a number of luxury buyers seeking bigger apartments today, Bracha New York identified that the adjacent apartment was already on the market, and contacted the listing broker to see if any previous buyers had expressed interest in a bigger unit. Bracha New York’s strategy paid off and the purchase of Unit 74E was bought as part of a combination deal with the apartment next door for a two-unit transaction totaling more than $30 million.

"Since this was a two-unit combination deal, both condominiums needed to close simultaneously in order to make the transaction a success," said Lawrence Lee, team leader at Bracha New York. "This combination deal set a new price per-square-foot record for an E-line residence in the building."

Lawrence added, "The buyer plans a full-gut renovation to combine both units into one updated apartment. Once combined, the apartment will feature incredible north, south, east and west views."
